History

Cranfield Mill, also known locally as the Cranfields Flour Mill, was a prominent industrial landmark on the Ipswich waterfront in Suffolk. The original mill was established in the 19th century and became one of the town’s major producers of flour, reflecting Ipswich’s important role in the agricultural and maritime economy of East Anglia. Operated by Cranfield Brothers Ltd, the mill processed grain brought in by ship via the River Orwell and distributed flour both locally and beyond. It stood as a symbol of Ipswich’s thriving port and industrial capability during the Victorian and early 20th-century periods.

In the early 2000s, the original Cranfield Mill site underwent a major redevelopment as part of a broader plan to regenerate the Ipswich waterfront. The mill was demolished to make way for a striking, modern high-rise apartment complex named The Mill intended to blend residential and commercial space.

Today, the new Cranfield Mill building is part of a revitalised waterfront area that blends Ipswich’s industrial past with its contemporary aspirations, standing as a symbol of both the town’s heritage and its ongoing transformation.

About Us

John Howard is the Ipswich-based property developer and investor.

Howard, already well known locally for successfully transforming the Winerack development, brings over 40 years of experience and a track record of large-scale residential developments—including the £27 million Winerack project— into revitalising The Mill.


His plan involves phased redevelopment: first tackling the recladding and fire safety works for the 215 occupied flats, then completing and possibly altering the tower’s main structure of 80 additional units, potentially removing and replacing a few upper floors for structural soundness.


Howard has rallied support from Homes England, Ipswich Borough Council, and local MPs, and intends to begin on-site within the next year, though he acknowledges the complexity and potential for delays.

Cladding Replacement

Works are currently being designed and procured funded by Homes England.

Homes England has stepped in to assist with the costly and complex task of replacing the unsafe cladding on The Mill in Ipswich, ensuring residents can once again feel secure in their homes.

In April 2024, Homes England confirmed that the development qualifies for remediation funding under the Cladding Safety Scheme, a government-backed initiative dedicated to fixing “life-critical fire safety defects” on buildings over 18m when the original developer is no longer viable. The agency will provide financial support for the cladding replacement on the 215 occupied flats.
